LOGISTICS

Check-in & Check-out: Check-in is at 2:00 PM and check-out is by 11:00 AM. If you require late check-out, please ask our staff in advance, and we’ll advise you depending on our occupancy. We will do our best to accommodate you if we have availability. Luggage storage is complimentary if you arrive early or depart late.
How to get to Patnem from Goa Airport: Goa International Airport (GOI) Dabolim is approx. 1.5 hours away; Manohar Mopa (GOX) is approx. 2.5 hours. We can arrange reliable private airport pick-up taxi upon request.
Location: Nada Brahma is situated right on Patnem Beach with direct sand access.
The main restaurant, Garden Huts and Beach Front Huts are accessed from the beach/footpath. Hill Villas have direct car and taxi access to their level.
Parking: Safe and secure car parking is available on the hill right next to our Hill Villas, with an external staircase to the garden huts and beach front huts. If you’re coming by motorbike, we have on-site parking by the restaurant, and you can safely leave your bike here.
Tuk-tuk & scooter rental: Tuk-tuks, taxis and scooter rentals can be arranged locally. Just ask our reception team and we'll help you organise one.

COMFORT

Fast Wi-Fi & Workspaces: High-speed optical fiber connectivity throughout the property. Battery backup ensures uninterrupted internet, and our restaurant space is big, so you can always find a comfortable spot to work from, and you can also enjoy your balcony view and work from your room.
Beach Lounging: Complimentary beach sunbeds with comfortable parasols and daily fresh beach towels are provided for all our resident guests.
Accessibility: Some of our rooms have steps or are reached via narrow paths, and being right on the beach, certain areas can be challenging for guests with limited mobility. If you have any mobility needs or limitations, please let us know before arrival. We’ll be happy to discuss the options and reserve the room that’s best suited to you.
Power Resilience: Power fluctuations in south Goa can happen from time to time, but usually not very often and not for long time. . We maintain an automatic battery backup for lights, fans, and plugs, backed by an on-site generator for extended outages.

Restaurant & Bar: Open daily from 9:00 AM to 11:00 PM. Complimentary fresh breakfast is made to order every morning so you can wake up at your own pace.
Room service is available from our restaurant. We serve filtered water and offer water refills free of charge to our guests.
Patnem Beach: Patnem beach is great for a swim, beach walk or just relaxing and watching the sunset. Our sunbeds are free for your use, and we provide fresh beach towels daily.
On the main Patnem road you can find shops, travel agencies, clothes, souvenirs, and more.
Weekly Evenings: Join us for our open-air cinema nights, friendly quiz gatherings, and our traditional Sunday roast. Sunset happy hour runs daily.
Palolem & Local Exploration: If you're looking for a bit more hustle and bustle, Palolem beach is only 1.5 km north- 30 minutes walk or 5 minutes by tuktuk.
Day trips to spice farms, waterfalls, nearby beaches, boat trips and other favourite spots are all easily arranged. Yoga classes, massages and a range of other activities are also available nearby.

POLICIES

Cancellation Terms: We’re fully committed to confirmed bookings and plan our season around them. As a seasonal property with limited availability, we often turn down other enquiries once a room is reserved. To secure your dates, we ask for full payment in advance. We accept UPI, card payments and bank transfers in several currencies. Simply choose your preferred payment method when booking.

Within 48 hrs of booking: Full 100% refund

20+ days prior to arrival: 50% refund

Under 20 days: Non-refundable

We strongly recommend comprehensive travel insurance to cover any unexpected changes to your travel plans.
Extra Guests & Children: All our rooms feature a big comfy king size bed, sitable for 2 adults. An extra single bed can be arranged for a third guest or child (extra charges apply). Baby cribs are available free of charge upon prior notice.
Pets Policy: We love animals and even have our own dog, Nada. However, pets are strictly not permitted in the guest rooms. There are territorial local beach dogs in the area that may not react well to visiting pets, and we also need to consider guests who may have allergies or feel uncomfortable around animals. We want everyone to have a relaxed and enjoyable stay.
